As the Winter season draws to a close, the demand for residential properties at Orchid Island Realty shows no signs of slowing down. The unprecedented interest has resulted in historic sales volume for all product types including our oceanfront condominiums, single family homes and remaining homesites for new build opportunities. Since the start of the year, we have had over 800 inquiries to our real estate office, averaging more than 45 new inquiries every week. We are now accumulating a “waiting list” of potential homebuyers who desire to become Resident Members at Orchid Island.
In 2021, Orchid Island Realty has sold almost $35 million in real estate, representing 25 individual transactions. With a surge of interest in our oceanfront condominiums, 10 residences sold since January 1st with 2 of these sales representing the highest price paid for 3rd and 2nd floor condos in Orchid Island. This represents a rise of 34.7% year over year, and we predict continued escalation due to the current lack of inventory and high demand. This year to date, Orchid Island has sold its listings at an average of 98% of list price. When it comes to selling Orchid Island listings, we bring the buyer to 2 out of every 3 listings; saving our sellers money on commission dollars.
At the beginning of the year there were 10 homesites available for purchase within Orchid Island. Over the past 4 months, all these homesites have gone under contract, leaving no remaining properties available for sale. Orchid Island Realty recently sold 4 of 5 builder lot/home packages without being listed. Currently there is 1 builder package available for those looking to build and customize their new home.
Single-family homes remain in demand at Orchid Island. 20 properties were sold since January 1st, representing $28 million in sales. Homes are selling very close to asking price and our average days on the market has been significantly reduced. There are currently two available estate homes on the market, and we have buyers eagerly awaiting new listings.
