A building boom is underway at the Orchid Island Golf and Beach Club, where real estate prices are up 65 percent since before Covid and demand for homes has never been stronger.

Westmark, builder/developer of Palm Island Plantation, is the main player in the current Orchid building boom, with six new homes going up on one street near the front gate and three more underway elsewhere in the community.

Banov, a Vero Beach architectural and building firm, Croom Construction, and other companies also have homes under construction or in the planning and permitting stage.

The new homes, mostly valued between $1.6 million and $2.5 million, have all been sold, so they won’t bolster the island’s anemic inventory, but they are bringing new life and energy to the ocean-to-river development, which was built along the Atlantic shore and around an Arnold Palmer-designed golf course.

“When you drive around the community and see all the new construction and extensive renovations, you can feel a sense of vibrancy and excitement in the air,” said Orchid Island Realty broker Anne Torline.

“The club started in the early 1990s and you can get by for a couple of decades without major renovations, but we are getting to that point where the houses really need to be upgraded and so many of our members are doing that,” said Torline.

More than 20 percent of the homes and lots in Orchid have changed hands in the past several years and many renovations are being done by new owners fixing up dated homes to suit their modern lifestyles.

In other cases, some residents who might have sold and moved for a variety of reasons, but who “couldn’t find a place to go,” are taking the plunge and redoing their homes for the long haul.

It’s all part of what Club Manager Rob Tench describes as a natural shift and turnover that occurs when a community is 25 or 30 years old and original residents decide to downsize to assisted living or move closer to family members and a new generation of buyers arrives.

The extent of the turnover jumps out on the Property Appraiser website, which shows color-coded sales by year. Six of 11 direct riverfront homes and on Grove Place changed hands in the past three years, for instance, while 12 of 21 on Caribe Way have sold, and other streets have seen a similar infusion of new neighbors moving in from the Northeast, South Florida, the western U.S. and Canada.

Demand and sales at the club “exploded” during the pandemic, with annual sales tripling at the peak of the boom, according to Torline.

“We aren’t as well-known as some of the larger clubs on the island,” Torline added. “But we were discovered during the pandemic when so many people started looking for homes in Florida. Once they found us and came here and looked around, they couldn’t believe how beautiful it is and were eager to buy.”

Westmark Enterprises vice president Steve Owen told Vero Beach 32963 that buyers of his lot/home packages have been attracted “first and foremost by the quality of the community. They are buying a lifestyle, not just shelter. They’re looking for the great golf, tennis, beach club and everything else that is offered here. Once they see all that, it is just a matter of finding a home that fits their needs – which is where we come in.”

Owen was searching for buildable lots on the island back in 2020 – and is still actively looking today – because Palm Island Plantation, Westmark’s signature island community, is very nearly built out with just a lot or two left.

When he heard about the lots in Orchid, he went up and took a look and liked what he saw.

“It is a high-end community that is very well done. It was a perfect match for us in price and quality, and there are a lot of well-qualified people coming into Orchid to look for a home,” Owen said.

He put six lots on Island Place under contract in 2020 and proceeded to design the houses and get them approved by the club and the town of Orchid. Orchid Island Realty sold the home/lot packages.

“The lot/home packages went like that,” Torline said, snapping her fingers. “I think I sold four in one weekend.”

Property records show that Westmark closed on the lots in May 2021 and almost immediately resold them to buyers purchasing lot/home packages.

When Owen saw the hunger for Westmark’s product on Island Place, he snapped up three more lots on other streets in Orchid.

As they sold out, lot prices tripled or close to it, according to Torline.

“Before the pandemic, there were lots listed for under $100,000 and they didn’t sell,” she said. “The one we just put under contract was listed for $295,000.”

Westmark broke ground on its first home in Orchid in the summer of 2021 with the expectation it would take 12-14 months to complete, but pandemic supply chain issues pushed that timeframe back.

“Prior to Covid, we built homes in 10 to 12 months and we thought the extra two months would be sufficient to deal with shortages, but there are still things that are hard to get that have slowed us down,” Owen said. “We are thinking 14 to 16 months now, but it is hard to say for sure.”

Owen cited the metal boxes electric meters fit into as an example of a critical shortage. The boxes are a key component because interior finish work can’t be started until the homes are dried in and there is electricity to run the air conditioning.

“It is frustrating, having one little item like that hold us up,” Owen said.

Westmark offered its new home packages at a fixed price, which turned out to be a costly decision.

“We have always sold homes on a fixed-price basis,” Owen said. “And we sold these the same way. If we would have known what was coming, we would have done it on a cost-plus basis.”

“We’ve have eaten a lot of price increases but so have a lot of other people. There was no way to anticipate all the problems Covid was going to cause, but we will live through it. It’s still been a been a good project for us.”

Meet Chef Chris Sozio

From working at his father’s restaurant in Pennsylvania with his three brothers to helping with family gatherings, Sozio found his passion for the culinary industry at a very young age. He loved the feeling of how happy friends and family were when they were brought together through food and wished to share that feeling with others. His passion led him to The Culinary Institute of America in Hyde Park, New York, where his eyes were opened to the vast culinary world. After graduating from the Culinary Institute in 1986, Sozio has worked in a number of fine dining restaurants and resorts across the country, including The Mayflower Inn in Connecticut, The Manele Bay Hotel in Hawaii, Caneel Bay Resort in the Virgin Islands, and most recently John’s Island in Vero Beach, Florida. Since joining Orchid Island in the fall of 2014, Chef Sozio has been providing world-class culinary options to Members at Orchid Island.

“For me, the reward is making the Members happy with our food,” said Sozio. “They have been genuinely and sincerely appreciative of the Culinary Program that we have built over the years and continue to evolve.”

A Fresh Farm-to-Table Dining Approach

Carefully balancing daily specials with Club favorites, Chef Sozio is well-known throughout Orchid Island for his farm-to-table philosophy. Sozio and his team source produce and fish directly from local, family-owned farms and distributors within the surrounding Indian River and Okeechobee counties. He coordinates his menus with the seasons and also with what comes into port that day to secure the freshest, flavor-filled dishes that are sure to please any palate.

“Writing our menus daily gives us the ability to serve the freshest fish and seafood that the fishermen are catching, while the fresh produce that the farmers are harvesting adds a nice variety to the menus,” said Sozio. “A couple of farmers literally ask me what I would like them to grow for the upcoming season. That is virtually unheard of out there.”

Turning His Passion into a Full-Time Profession

Since he was a child, Kainoa Rosa has always had a passion for racquet sports. Originally from the scenic islands of Hawaii, Kai started playing tennis when he was only five years old. After moving to Seattle when he was seven, he started playing more often, coached by his mother and uncle, who were both well-known tennis players in the state. Kai went on to play collegiately with a full tennis scholarship at the NCAA D2 University of Hawaii. He was ranked as high as 10th in singles and 8th in doubles in the nation’s most competitive D2 conference. Leading up to his graduation, he decided that he wanted to continue to follow his passion.

“I was deciding what I wanted to do, and at the end of the day, I decided I wasn’t quite done with tennis,” Kainoa says. “I decided I wanted to make tennis my career pathway, and the coaching adventure started from there.”

Kai Director of Racquet Sports

After graduating, Kai moved back to Seattle and coached at numerous high-performance tennis programs throughout the Pacific Northwest region, including the Highline College Women’s tennis team. He then relocated to Tampa, where he spent six years working his way up in management as a Head Professional and eventual Director of Tennis & Operations at Apollo Beach Racquet & Fitness Club. Desiring to live closer to the beach and having heard about Orchid Island’s glowing reputation, Kai and his family made the move to Vero Beach.

A New Generation of Racquet Sports

Excited to bring his expertise to Orchid Island, Kainoa plans to bring the Club’s programming at the eight Har-Tru tennis courts and two pickleball courts to an even higher level. Members can look forward to an expansion of the pickleball program for players of all ages and experience levels, with plans to introduce exhibitions, social tournaments, mixers, and more. He plans to elevate the tennis program as well, incorporating innovative events for Members. Kainoa emphasizes the importance of not only racquet sports but maintaining a fun and social environment for all.

“I can’t give away all my secrets yet, but there will be some fun and exciting events that are coming up,” Rosa says, leaving Members anticipatedly waiting. “It will definitely be a balance of both competition and social, and certainly some programming the membership hasn’t seen before!”

“I had known that the previous director was here for 25 years, and any time you have an employee that’s somewhere for that long, especially in the hospitality industry, you know it’s a special place,” Kainoa says.

Kainoa Rosa expresses how thankful he and his family are for the people of Orchid Island. “Everything I’ve experienced so far with the membership and committees at Orchid Island is excellent. A new, free health clinic for uninsured people ages 18 to 64 has opened at Operation Hope.

The Fellsmere Volunteer Medical Clinic, run by Dr. Fredy Delacruz, will see patients two half-days each week, and is open to low-income, uninsured residents seeking medical care.

The clinic has two exam rooms, a waiting room and a private office for consultations, and includes a part-time nurse and appointment secretary, who volunteer their time.

Jesse Zermeno, founder and president of Operation Hope, has been working to bring medical services to the many people he serves through his monthly food distributions, school supply giveaway and Thanksgiving food baskets.

“I was so happy I had the chance to meet Dr. Delacruz and introduce him to Operation Hope,” said Zermeno. “He asked me if I had any vacant space in our building where he could run a small medical clinic for the poor. Once we talked about what he wanted to do, I knew this was something Operation Hope wanted to be a part of.”

Before his retirement from private practice in 2006, Dr. Delacruz, 81, a board certified urologist, practiced in Vero Beach, and worked at what was then Indian River Medical Center and Sebastian River Medical Center. He operates a similar clinic in Palm Bay one day each week and volunteers with Space Coast Volunteers in Medicine.

Background on Dr. Fredy Delacruz

Dr. Delacruz came to the United States at the age of 19 from Colombia. He first trained as a laboratory technician but at the age of 21, he decided he wanted to attend medical school. He graduated from the Universidad Autónoma de Guadalajara, and completed his residency at Brookdale University Hospital and Medical Center in New York.

Although most men his age would be content to retire, Dr. Delacruz wanted to continue giving back to the community, he said.

He assisted in Haiti after the devastating earthquake in 2021, providing medical care to thousands who were injured. He also provided urology services at the Indian River County Health Department in Vero Beach.

Delacruz said right now, the most pressing need is to find volunteer physicians and nurses who are willing to donate several hours each month to the free clinic.

He also needs patients who are uninsured and who meet the low-income requirements of the clinic.

“I think there is such a need in this community,” said Delacruz. “I want to focus attention on the patient who can’t afford to see a doctor and doesn’t have insurance.”

Dr. Delacruz and his wife Olivia are residents of Orchid Island since 1997. When not practicing medicine, he can be found on the pickleball courts honing his skills.
